Korzo Lipno and the KORZO DELTA apartments are located approximately 300 m from the lake. The water surface is literally in sight and is connected to the apartments by a central promenade.
Prices at the DELTA resort start at approximately 4.9 million CZK excluding VAT (1KK) and the largest luxury maisonettes (4KK) cost less than 15.8 million CZK. However, our prices already include comfortable accessories that are normally for a fee: above-standard covered parking spaces, generous living terraces and spacious cellars. The VAT rate for our apartments is 12% and we offer legal entities and companies the possibility of deducting it.
Yes, the price of the apartments includes a secure, covered, reserved parking space, which you can use free of charge. Selected spaces are PlusSize, i.e. wider than usual for comfortable parking and servicing of the car.
Occupancy varies depending on the size of the apartment, amenities and season, but on average we achieve 35-39% annual occupancy. For large family apartments, occupancy is higher due to the lack of family apartments in the area. In the main summer and winter seasons, all types of apartments are 100% occupied. In addition, we are currently preparing a partnership with an international hotel chain, thanks to which the owners of the KORZO DELTA apartments operated by us will be able to use the booking and experience services of the famous hotel brand, which will further increase occupancy significantly.
The lease agreement for the operation of the KORZO DELTA apartments includes all services from resort promotion and advertising support to guest accommodation, or rather complete reception services, cleaning, repairs and maintenance, to billing. If interested, we also provide breakfast for accommodated guests, information services, etc. In the near future, we are also preparing a partnership with an international hotel chain, thanks to which the owners of the KORZO DELTA apartments will be able to benefit from a number of benefits and services provided under the famous hotel brand, which represents a significant competitive advantage for you as the future owner of the KORZO DELTA apartments. In any case, you and your guests will be worry-free. You just arrive, put a capsule in the coffee machine, and enjoy your stay to the fullest.
Yes, we will be happy to furnish your apartment. For operation, we will offer you the standards recommended for optimal comfort of the operator and his guests. But even if you do not plan to operate with us or you have your own idea of how you want to furnish the apartment, we will be happy to help you with this and arrange turnkey delivery.
We are fully committed to meeting your individual needs, so the tour can be arranged according to your wishes – including weekends and holidays. In addition, tours can also be arranged during events held at Korzo or in Lipno nad Vltavou, when we are on site and can show you the apartments. We offer reception and infopoint services, breakfast, arranging tourist, sports and social activities, advantageous offers for guests, cleaning and maintenance of the apartment and the surrounding area. In Lipno, all the services you need for a comfortable stay, relaxation and enjoyment are available. We own three resort yachts, so we will be happy to arrange a few-hour, one-day or multi-day cruise with a captain. If you have a captain’s license, you can drive the yacht yourself. There is a ski bus stop within the resort. We have commercial spaces available for organizing celebrations or corporate events with a capacity of 50 guests.
We provide reception services all year round, as well as all cleaning, maintenance and other services related to operation. The reception is open 7 days a week, off-season from 8 am to 6 pm, in summer from 8 am to 8 pm.
We are currently offering our clients a 7% discount when financing 90% of the purchase price until the end of March 2026. In the case of partial payment of the apartment from your own resources in a different amount or in a different time horizon, we will be happy to prepare an individual offer for you. We do not plan to build any more new apartments in Lipno nad Vltavou, partly due to the gradual closure of the destination for other development projects. However, we are still working on improving the quality of the service offer and facilities in order to further strengthen the competitive advantage of this unique resort and increase its utility and investment value.
Yes, of course, each owner can reserve part of the capacity for their own use, and use the possibility of passive income from operation for the rest of the year. Everything is subject to agreement. Owner stays can be used as standard for 1 month per year, specifically 2 weeks in the main season (winter, summer) and 2 weeks in the off-season, or according to individual agreement. Your apartment still remains a base for you, your family and friends.
Each building has its own SVJ, which provides standard tasks, as we know from ordinary apartment buildings: maintenance and administration of the building and its surroundings, bookkeeping, house cleaning, etc. SVJ KORZO DELTA can (as is the case with the previous stages of the Korzo project) conclude a contract with us for these services. As a standard, we also provide routine maintenance of the apartments entrusted to our operation.
Sure. The houses in the Delta phase have photovoltaics and preparation for the subsequent installation of heat pumps. This combination has also proven successful in previous phases, where owners are already benefiting from the energy savings ensured in this way. The houses are barrier-free and have “keyless” access: The same card unlocks the garage, front door, cellar and apartment door. The houses are also monitored by a camera system.
The apartment is purchased by its owner completely finished, including floor coverings, tiles and paving. The apartment is equipped with complete sanitary facilities and terminal elements, such as sockets and switches. The apartment offers underfloor heating, rebated doors or, for example, preparation for electric outdoor blinds. The apartments are dominated by glazed terraces (HS portals), thanks to which you have an unforgettable view of the lake and the surrounding landscape.
